I've seen this only once, and it was with closed cell foam, but I've heard of it happening with open cell foam, too. I don't know the details, but I've heard it could result from a bad batch of chemicals, improper mixing, or too high a temperature. Whatever the cause, it's not a good thing. The photo below shows how the spray foam pulled away from the studs. A little bit of uninsulated area like that adds up to a lot of heat loss/gain when the whole house has that problem, as it did here.
While coatings may potentially stop minor leaks, the roof should be properly repaired and dried prior to coating application. Coatings may be able to seal pinhole leaks, which are leaks not visible to the naked eye. I recently did a remodel project for my basement using spray foam insulation. The original builder has used fiberglass, but I wanted the best insulation i could find. We chose closed cell foam because it blocks moisture from getting into the house. It took one day to install and was fumey for about 3 hours. It was pretty cool watching it being done. It comes out as a liquid and then expands rapidly into a foam. It's quick! Then they took a types of saw to shave it flat with the wall studs so we could then go ahead and drywall.

I started using Gaco years ago primarily to solve ponding water Problem. It has work well, solved my problems with other roofing options and repairs as well as many other Flat roof issues. I employed a company to insulate my three story house in 2011. They started Insulating it in August of 2011...They said it would be a 3-4 day job. They installed it in 0.5"-8" lifts all in the same cavity, this left burned insulation and voids. They removed what they told me was the bad insulation and in the process cut many electrical wires. They fixed this. They then reinstalled too thick again in some spots and removed again. They then installed it for a 3rd time. The areas that I thought were good are now separating from the structural members leaving voids. As of October 2012, 1 year and 2 months of dealing with the contractor I told them I want proof that what has been installed carries a warranty or I want my money back and I will fix the problems myself. They have yet to provide me with this warranty. I have spent many hours in the house looking at what is bad and they need to fix. I am frustrated, 14 months of additional rent due to their negligence. I would like to know how I can get proof that the product carries the manufacturers lifetime warranty, or has it been installed improperly throughout the entire house. One thing I wanted to mention was that I think your price point is a little high and that might deter people from considering spray foam. As a project manager for a spray foam company for years I can tell you that we offer 0.5 Lb. open-cell foam at around $.25/board foot. We even offer a 1.0 Lb. open-cell foam for less/the same cost as you quoted the 0.5 Lb. foam for above. The 1/0 Lb. open-cell foam has an R-value of almost 5.

In addition, it's difficult for an inexperienced installer to evenly spread the insulation foam over a surface. Miissing spots can leave holes and gaps for cold air to get through. Proceed with this project yourself only if you're doing a small insulation project -- such as installing foam in a crawl space or around your plumbing. Leave larger projects like the attic, basement or garage to the professional insulation contractors. Insulation professionals have the tools, equipment and background knowledge necessary. Moreover, they know how to accurately price insulation, whereas you could inaccurately budget for a DIY project and end up paying significantly more. This stuff works GREAT ! I live in an older mobile home that had a lot of leaks when I moved-in. I worked for two years to locate and fix them all. Now I simply go over all of the repaired places once a year just to be sure everything is OK. NO LEAKS FOR 4 YEARS NOW!! Others here use "sno proof" or something that does not stop leaks. When I tell them about my success, they don't seem to want to pay the$ for this superior product. Too bad!. I used the tape in repairing the leaks.
Liquid Rubber is generally fine when applied in one coat at a 20 mil film (42 sq ft per gallon) thickness and will still withstand extremes. That is the beauty of the EPDM polymer. A second coat would provide insurance where exposures are likely to be very extreme. Radical extremes in temperature where constant surface temperatures reach 250°F or above or -20°F or below. Warning, though, if the second coat is applied at the wrong time, it may create cracking, fissures or bubbling. The second coat should be applied either when the first coat is still tacky or when that first coat has had a chance to fully cure (up to 3 months.)

When looking for a long-term roof solution, compare apples to apples. Liquid EPDM Rubber is a one-coat application.
